Dear Riverwood Estates Homeowner,
After much consideration and partly as a result of the amount of homeowner requests the aging of our subdivision, increasing violations of the covenants, the demands on your Trustees time and the availability of professional assistance from an experienced property management group serving one of the other subdivisions near us, your Trustees have voted to hire West End Management group to assist with our association tasks and finances effective June 1, 2011. These tasks were previously handled by your trustees individually and by CVTO (City Village and Tax Office) of Bridgeton, MO.
You will begin to see a new return address and telephone numbers on correspondence related to homeowner association matters. West End Management and Leasing Services is one of the largest residential property management firms in the Metro St. Louis area and have served the community for over 35 years.
The Community Manager assigned to our association will be Melissa Craig, and she can be reached during normal business hours at 314-994-7440, by fax at 314-994-3242 or by email at mcraig@westendmgt.com
West End Management also offers 24-7 contact for emergencies at 314-994-7440.
The current assessments that were sent to CVTO are being forwarded to the West End offices. Should you still need to pay your assessment, which was due and payable 02/28/11, or any other payment due the Association, you should begin mailing your check when due to:
West End Management
9666 Olive Blvd, Suite 116
St. Louis MO 63132
This assessment if not paid on time will begin to accumulate interest for the entire unpaid term, and will become a lien on your property.
Some of the specific matters that will be handled by WEM are:
- Questions about Riverwood Estates assessments, fees, charges or payments
- Reporting of maintenance needed on common ground areas
- Issues or questions relating to Design and Review with form submission (on website)*
- Reporting violations of the subdivision covenants such as:
Personal property / refuse stored improperly (Trash containers and recycling bins are to be stored out of sight)
Property (home or lot) not maintained in a manner consistent with our covenants
Overnight parking on the streets (prohibited by covenant) (Current street patrols will continue and consistent violators will continue to be subject to fines)
Excessive barking or loose animals running unchained in the neighborhood
Commercial and unlicensed personal vehicles, Trailers, boats, campers or other vehicles stored anywhere on the lot or in driveways, which are prohibited by covenant.
Reminder: The subdivision has a Design review clause in our indentures and if any new or modified exterior item is installed or constructed without the Trustees written approval, you may be asked to remove it at your expense. These items include decks, sidewalks, retaining walls and driveways, to name just a few. The City of Hazelwood has agreed to work jointly in the non issuance of building permits if RWE approval is not attached to the application.
